New Builds,
Top to Bottom
Ground-up family homes across Norfolk, designed around how you actually want to live and built to last.
Your House, Built From Scratch
A new build lets you start with the house you actually want — every room positioned around how the family uses it, every window placed for the light, every detail decided early. We take a plot and turn it into a home, from planning permission through to handover, keeping you informed at every step along the way.
Working with an architect from day one to get the layout, proportions and light right before anyone breaks ground.Â
Planning applications, conservation considerations and building regulations handled in-house.Â
Foundations, structure, services, fabric and finishes, sequenced as one project from a single point of contact.Â
Insulation, ventilation, air-tightness and heating built to current performance standards from the start.
What’s Included
From initial planning through to completion, every stage of the build is managed as one coordinated process.
We manage all aspects of the new build, including planning consents, groundworks, structure, services and finishes. By overseeing the project as one complete build, we ensure work is delivered efficiently, consistently and to a high standard throughout, with clear communication at every stage.

Services & Infrastructure

Engineered Structure

Questions We Get Asked First
Planning a New Build comes with plenty of questions. Here are some of the questions we’re asked most often. If you'd like to discuss your own project, we'd be happy to arrange a consultation.
Get in TouchWe work alongside architects and planning consultants who can prepare drawings and submit planning applications on your behalf. We'll recommend trusted local professionals and coordinate the process from the outset.
A typical 3–4 bedroom new build takes 12–18 months from groundbreak to completion, depending on size and complexity. Including planning, the overall timeline from initial design to handover is usually 18–24 months.
Minor specification changes can often be accommodated during the build. Any changes to the agreed scope are clearly costed and agreed in writing before proceeding, so there are never any unexpected costs.
All new build projects are fully compliant with building regulations and signed off by building control, providing a legal record of compliance. We can also arrange a structural warranty through a third-party provider if required for mortgage purposes.
