Hellesdon Rear Extension

The clients had inherited a 1990s lean-to conservatory that was cold in winter, hot in summer, and broke the flow between the kitchen and the back garden. We replaced it with a single-storey extension running the full width of the rear, opening the kitchen-diner directly onto a new porcelain terrace through a 5m run of bifolds.

Plastering, flooring, joinery, second-fix, painting and decoration, snagging and handover.

Built to look like part of the original house.

An extension only really works if it sits comfortably next to what's already there. Brick courses lining up. Eaves at the right height. Window proportions that read as part of the same building. We pay attention to these details from the first sketch, not as a fix at the end.

Matched materials

Brick, slate and render finishes sourced to match the existing house, including reclaimed stock where the original is no longer made.

Mortar & pointing

Mix proportions and joint profile chosen to read the same as the original wall, so the new work blends rather than stands out.

Engineered structure

Steels, lintels and foundations sized by a qualified structural engineer; nothing on a hunch.

Inspections at every stage

Building Control sign-off at every milestone — footings, damp course, drainage, structure, completion.
